Sellers in Mammoth are in a unique position at this time to sell Mammoth property. The property is inevitably worth more than when it was bought 5, 10, 20 years ago. The market was showing approximately 10% appreciation each six month period on average. Since Summer of 2006, prices have softened and it's more of a Buyer's market now.
The October 2005 announcement of the sale of Mammoth Mountain Ski Area to Starwood Capital further fed the fury to purchase in Mammoth real estate as well as an attribute to the rising appreciation in real estate values at that time. Prices have leveled out to where they were about 1 year ago. We expect this trend to continue fairly steady until another major announcements about the Vision Statement for the mountain.
We are certainly in a buyer's market in Mammoth CA right now. Sellers can hold on to their property and ride the escalating market values in the long run but short term, we are seeing about a .5%% drop in price per month. It's mostly dependent on your selling strategy. In other words, what is motivating you to sell and what are your plans after selling? Do you have a time frame in which you want to sell? Do you have a bottom line figure that you need to net from the sale?
Once you've thought about your own motivations for selling, make sure to consult with your financial and/or legal advisors for any tax or legal consequences to the sale of your property.
