Local lenders and mortgage brokers are always recommended over a lender you know from another area. The reason being that our local lenders and brokers understand the local market and what lenders/loan programs will work for different types of purchases. For instance, many lenders do not want to lend on a condo purchase where less than 50% of the units are NOT occupied by the homeowner. We are in a resort market and the lending programs and requirements are different. 99.9% of the time, closings occur on schedule when a local lender or broker is used, and less than 50% of transactions using an out-of-the-area lender/broker close on time.
