Buyers are some of the most enjoyable clients to work with.  I love to introduce new comers to living in the beautiful Eastern Sierras and the world renowned ski resort, Mammoth Mountain Ski Area.  Many times, the Mammoth real estate purchase is the ultimate present for family or loved ones.  Others are locals, new or old, looking for their first Mammoth purchase or existing homeowners buying up with the enormous appreciation in value that they've experienced from the time when homes could still be bought for under $100K.

 Rather than dwell on the appreciation you COULD have experienced if you had bought here sooner, look at the positive, there is still time.  The recent softening of the market give buyers the opportunity to negotiate for a great deal.  We're expecting an international announcement of the new Vision Statement for Mammoth Mountain Ski Area from Starwood Capital which is expected to launch real estate activity once again in Mammoth. 

Make sure to consult your accountant/attorney/tax specialist to evaluate tax benefits and consequences of real estate purchases prior to being too far along in the process of finding a property.  It's common place that listings are sold in the short time a buyer takes to decide whether or not they want to write an offer on the property.  When ready to write the offer, the property, many times, is already in escrow.  It's better to write the offer and take advantage of your grace period to decide if you would like to move forward with the purchase or cancel at no penalty and with no fees than to miss out on the opportunity.
